A lending measure comparing a borrower's total debt with gross annual income.

Why this matters to a foreign buyer

From February 2026, APRA-regulated banks may allocate no more than 20% of new owner-occupier and investor lending separately to loans with DTI of six or more. This is a portfolio limit, not an automatic ban on every such borrower.
